Choosing a home inspector can be confusing. Each inspector has different pricing, different tools, varying qualifications and different reporting methods. Unlike some professionals, you most likely will not get to meet me until the job is finished. One thing for sure, a home inspection requires work, a lot of work. If you hire me to inspect your new home, I guarantee that I will give you my very best. This I promise you.

WHAT REALLY MATTERS

When buying a home, the process can be very stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. No home is perfect. There is no “pass or fail” inspection. Realize that sellers are under no obligation to repair anything mentioned in the report. Whether you make the repairs, the seller makes the repairs or the repairs get made at all, does not influence my findings. You have contracted with me to inspect your new home and I am going to report exactly what I see. If repairs are made and you wish me to return to make sure the repairs were done in a professional manner, I will re-inspect the home, at no additional fee.

What is a home inspection?

A home inspection gives an indication of the condition of the home at the time of the inspection. Areas that are inaccessible to the inspector are not a part of the report, nor are any exterior luxury items such as spas, hot tubs, sprinkler systems or pools.

  1. The exterior inspection includes roof, windows, porches, steps, crawlspaces, foundation, gutters, downspouts, hydrants and evaluation of water runoff in relation to the home.
  2. The foundation inspection includes grading, crawlspaces, basement, ventilation, floor construction, joist inspection, and structural support in general.
  3. The plumbing inspection includes main line, supply lines, waste lines, exterior fuel system (if any) water heaters.
  4. The heating and cooling inspection consists of identification of type, condition, venting, combustion air, burners, air distribution, controls, filters and temperature levels.
  5. The electrical inspection entails, service identification, main panel, conductors, sub-panels, wiring and outlet check.
  6. The interior inspection checks doors, windows, interior walls, ceilings, floors, fireplaces, features such as faucets, handrails, under sink plumbing, ceiling fans, smoke detectors, laundry plumbing and venting, attic ventilation, insulation, joists/trusses/rafters, moisture and/or visible signs of leaks.
  7. The garage inspection includes floor, ceiling, firewall, ventilation, interior door, exterior door, vehicle door, automatic or manual lift and any electrical service to garage.
  8. The kitchen inspection features sinks, disposal, range/cook top, dishwasher and drain line, electrical outlet safety, cabinetry, doors and flooring.
  9. The bathroom inspection looks at toilets, sinks, ventilation, electrical outlet safety, heat, bathtubs and showers and fixtures to any of the above.
